Prior to arrival, we prefer 50% of your reservation costs for deposit.
With at least 21 days notice, we can offer a full refund, and with at least 14 days notice we can offer a 50% refund. If you cancel within 13 days, your stay is non-refundable.
Check-in & Check-out
Check-in is 4pm unless you make a special request. If you have an early flight, we can hold your bags until check-in at no cost. We have an independent system that allows you to check out when you’re ready. Check-out is at 11am, unless you pay the $15 extension fee.
Complimentary coffee, tea, bottled water, and other snacks are available daily.
In order to maintain our antique setting, we do not allow pets.
We are a smoke-free establishment. Any sign of smoking in the residence will result in a $100 cleaning fee.
Usually we do not have a minimum requirement, but we have a $10 fee for one-night reservations to accommodate housekeeping.
During the summer season, Thanksgiving, Christmas and New Years, a three night minimum is required.
We offer a 10% military discount and a 10% college discount with valid form of ID. Contact us for weekly and monthly discounts. Our promotional discounts are not valid when booked through third-parties websites.
Frequently Asked Questions
Do I have to share a bathroom with 5 rooms?
No. A bathroom is located on each floor just feet away from your bedroom door. You'll be sharing with a max of one other double room. The bathrooms are monitored and cleaned daily.
Can I rent an airbed for my third guest?
Room 1 and 2 are the only rooms that can accommodate a third guest. An air mattress is included in the additional guest fee ($25/night).
Do I have to pay for parking?
Street parking is free surrounding our location. Remember that parking near a fire hydrant or a driveway can result in a traffic ticket. Street cleaning affects parking rules on some days. See street signs.
Paid parking is available 500 feet away from our location at Jenuwen Parking (718) 284-8934.
My flight was delayed for hours. Will I be able to check in after normal hours?
Standard check-in is between 4pm and 8pm to ensure the respect and courtesy of other guests. If you will be late, please contact us as soon as possible so we can make the necessary arrangements.
Prospect Gardens is privately owned and operated. Management reserves the right to refuse service to anyone.
